The Seller did not portray the real reason they were selling their home. I was told that the reason they were selling their home was because of the wife's medical condition and to eliminate stress. This client was totally involved in every aspect of the listing, every detail up to and including the pricing that they agreed upon. The home was on the market for a short period in which they received several showings and one offer they rejected. Because they reside in PA, and there was no key box, I was responsible for opening and closing the home for showings. My marketing was first class with a lot of marketing material for buyers to view on display in their home, plus upscale glossy brochures featuring many amenities in their home. When the Seller decided to temporarily remove their home from the market in November, prior to the holidays, they signed an Addendum stating that they would use me as their Realtor when they re-listed in March 2025. However in January, a Realtor called me about their home and told me she had a qualified Buyer who wanted to live in the neighborhood. I told the Seller about the interested Buyer and was able to obtain a Pre-Approval letter from Bank of America for $1,240,000 (list price) from the Buyer's Agent prior to the showing. The Buyer submitted an offer and all parties were in the middle of the negotiating process when the Seller's cat suddenly died in PA. The "real reason" for selling their home came out. The the cat got too stressed out travelling to DE from PA. As the cat was 10 years old, they were selling their home so they would have 5 more years with the cat at home in PA eliminating those stressful trips to DE. The cat's passing away was horrific for the Sellers. The Buyer's offer was $1,172,500 and accompanied by a letter from the Buyer acknowledging the cat's passing and providing sympathy. At that point, I sent an email to the Seller's offering to provide rejection paperwork (knowing this offer was below what the Seller's wanted to receive for the sale of their home). However, to my surprise the Seller agreed to the Buyer's price, and the closing took place on February 28, 2025 (just 39 days from offer to closing). Unfortunately, the review the Seller gave me was untruthful and unjustified. Their cat was the reason for the sale of their home and now their cat is gone and so is their home. I take exception to the bitterness the Seller showed in their review, as I performed so much assistance to them with due diligence and it is sad that the client was so ungrateful for all my service and professionalism. I was always quick to respond to any email, text or phone call and was on-call to show this home at requested times by Agents & their clients. At closing I paid $900 for a home warranty to ensure the Seller's home was covered under the listing period. In addition, my husband and I gave a $200 donation in memory of their cat. I have 22+ years as a Realtor with a sterling record of reviews. I know all who read this review I'm providing will understand why the Seller's review is so unwarranted!
